Theory produces opinions. Action produces data.
Most leaders don’t have a knowledge problem. They have an execution problem. The shelf is full of programs, scripts and playbooks. What’s missing is the next action, done today, and an honest look at what happened.
Action Produces Data is how I coach consistent production, for broker-owners, managers, recruiters and the agents they lead. Take one step. Track what actually happened. Debrief it. Then let the results, not opinions, tell you what to do next. This page explains how it works.
The framework at a glance
| Step | What you do | Tool |
|---|---|---|
| 1. Pick one metric | Choose the one number that matters most right now. One, not five. | Daily TCF+ |
| 2. Start today | Take the smallest step today. Waiting for Monday, or January, is just theory with a start date. | Daily TCF+ |
| 3. Track it honestly | Write down what actually happened, not what you hoped would happen. | Daily TCF+ |
| 4. Debrief weekly | What worked? What didn’t? What will we do differently next week? | D.R.I.S. |
| 5. Earn the next step | Add the next step only when the first one has become a habit. Momentum first, complexity later. | Both |
The two tools
Daily TCF+: the daily activity standard
Daily TCF+ is the activity standard I use for recruiting, and it works for any production goal: Touches, Conversations and Face-to-face appointments, plus referrals earned and agents who join. It turns “I’m busy” into a number you can coach.
D.R.I.S.: follow-up that earns the next conversation
D.R.I.S. stands for Data, Recognition, Insight and Stories. Every follow-up brings one of the four: a useful number, credit for something they did well, an idea that helps their business, or a story about what’s working for someone like them. That’s how a follow-up earns the next conversation instead of just asking for one.
What it looks like in your role
- Broker-owner: You don’t need a new recruiting program. You need one recruiting conversation today, then another tomorrow.
- Recruiter: The script you’ve debated for three weeks can be tested in one afternoon. Make 20 calls. Write down what landed and what didn’t.
- Manager: Ask your top producer this week, “What would make you stay here for the next five years?” One stay conversation beats a dozen retention ideas.
- Agent: Track your daily conversations for 30 days. The number will tell you more about next quarter than any forecast.
Where it comes from
Action Produces Data comes from my experience, not from a study: 26 years of brokerage leadership and coaching. It lines up with what Steve Murray and his RealTrends team found in their “Against All Odds” study of 17 brokerages that grew through the 2006–2009 downturn. The winners didn’t have a magic program. They got closer to their people and executed the daily fundamentals. Read what the 17 brokerages taught us.
How it connects to the other frameworks
- In Create Your TRIBE, it’s how Think and Block work: act within 48 hours and protect the time to do it every day.
- In 90 Days to Recruiting Success, it’s stage 4, Execute every day.
- In The 8 D’s of Agent Movement, it’s Development: agents stay where they get better.
