Walk into any office meeting or open house weekend and it can feel like a crowded room. Every agent is chasing the same listings, the same buyers and the same attention.
You don’t win that room by being louder. You win it by being different.
In a crowded market, differentiation is your superpower.
Build a Brand Worth Remembering
Your personal brand is what people say about you when you’re not in the room.
- Know your difference. Maybe you’re the agent for historic homes, first-time buyers or a specific neighborhood. Pick it, own it and say it the same way every time.
- Tell your story. People connect with people. One of my coaching clients went through a foreclosure years ago. Today he uses that story to help families facing the same situation, and they trust him because he’s been there.
Use Technology to Be Human
Posting listings online is table stakes. Use your tools to show who you are.
- Host live virtual tours where buyers can ask questions in real time.
- Share what you know: neighborhood insights, home tips, what the numbers mean. Expertise travels further than a listing photo.
Build Your Bench of Partners
Collaboration beats competition.
- Partner with lenders, inspectors, designers and contractors on workshops or client events.
- Show up in your community. Volunteer, sponsor and attend. Visibility builds trust.
Make Every Client Your Advocate
Your best marketing is a happy client.
- Go beyond the closing: a handwritten note, a thoughtful gift, a check-in at the one-year mark.
- Ask for referrals, and thank people who send them, within the rules.
Be Yourself
Be yourself vs. trying to be like someone else. Let your passion and interests shape the clients you serve.
In a crowded market, differentiation is your superpower.
Even in a room full of agents, you can stand out. That’s how you win the day!
